Keep your objectives in mind when visiting a home.
The idea of owning a home can overwhelm your practical sense.  Keeping  your feelings in check is very important. Have a list handy of the features you need and want in a home, and judge each home by the list. Don't let details  distract you from your goal. You can go over the pros and cons of the home with your agent when you are alone. I will help you stay on track while still keeping our eyes out for a great property.

Engage the services of a good real estate lawyer.
There are several lawyers I can recommend in the area who might be a good fit for you. Select the one you feel comfortabe with handling your purchase needs. Many of the legalities of transferring land ownership can be tricky, and a lawyer can be your best defense against future legal troubles. Lawyers can charge up to a thousand dollars for their services. However, this may be offset by the thousands of dollars saved in legal fees later on.

Make the offer.
A multitude of actions such as; "buyer", "seller", "chattels", "deposit", and "completion" is likely. I will help prepare the paperwork and review it with you before submitting it. A seller may reject or counter offer, so even at this late date, avoid setting your heart on the home you hope to own. A deposit check to the seller's broker that proves the seriousness of your offer will most likely be required.

Get all necessary inspections done.
Have a home inspector check for signs of harmful materials like asbestos, lead paint and mold. Also check for evidence of pests, faulty wiring and leaks. The importaqnce of a home inspection cannot be over emphised. If it is not done you could be stuck in a home with serious problems and no recourse other than to pay to have the problems fixed. Inspections cost a few hundred dollars, but again, this is more than worth it in the end. I have a list of several inspectors in the area that we'd be happy to recommend.

Do a final walkthrough before closing the deal.
I will be more than glad to do this with you. A final walkthrough ensures everything agreed upon is completed prior to the final signing.
